Anyone regret choosing an officetel after seeing the real monthly fees?

Listings keep making some places look reasonable, then people warn me the maintenance fees and utilities hit way harder than expected. If you've lived in an officetel here, what was the gap between the advertised rent and what you actually paid every month? Trying to avoid a dumb first contract.

The trap for me was not one shocking fee, it was how many “small” ones were quietly outside the rent number. 관리비 looked manageable until electricity, gas, and seasonal heating made the real monthly total much uglier, especially in winter. If the listing seems almost too reasonable for the area, I would ask for an actual recent bill screenshot or last tenant average instead of accepting “usually around this much.”
